Property tax in the US works in 3 steps: (1) the local assessor determines a market value for your property, (2) an assessment ratio is applied (often 100%, but can be lower in some states), and (3) the local millage rate is multiplied by the assessed value.
A "mill" equals $1 per $1,000 of assessed value. So a 25-mill rate equals 2.5%. Many jurisdictions express the rate this way, while others publish percentages.
Homestead exemption is a fixed amount subtracted from the assessed value for owner-occupied primary residences. It can dramatically reduce the bill โ Florida and Texas, for example, offer significant exemptions.
